Architectural, Engineering, Construction (AEC) Design Services

  • Who we design for:

If you are a developer, property owner,  architect, engineer, land surveyor, transit agency, or  public works agency, then you are potentially a client that can benefit from our expertise.  We provide design services that assist you in getting your entitlements.   We take complex concepts and information and transform it into visually understandable plans, renderings, models and / or animations.

  • Quality, Efficient & On-Time Deliverables

We meet deadlines and deliver accurate planning and construction documents according to standards required by our client.  We use the industry standard design suites for  the AEC industries.  We communicate and coordinate with team members via shared project  storage services (Dropbox, AutoDesk 360, FTP, etc...) so our latest design models  are always available.  We get the job done!

  • Creating Solutions

Our design solutions helps our clients get their projects approved, permitted, and built.  Our approaches to designs are fluid and creative when necessary.  We are cost effective because we develop a 3D BIM (Building Information Model) and as the project develops, modifications to the BIM gets reflected on the production drawings dynamically.  The results are less manual edits and less time involved in making drawing revisions.

CDS adds value throughout project phases:

Rendering of a 10 MegaWatt Solar Plant

Conceptual / Planning

We add value in the early conceptual & planning stages by utilizing GIS (Geographical Information System) data to help explore multiple scenarios, validate site feasibility, delineating constraints and estimating costs.

Civil 3D corridor of Solar Site Access and Maintenance Roadways

Preliminary Design

We build on the Conceptual Design with  more detailed surveys & reports to further refine costs and design approvals.  CDS will provide input for survey data needed and report information for design criteria.

Civil Detail of Entry / Access road to Solar Site.

Design Development

Final reports, studies and surveys are implemented into the drawing package.  We update the preliminary drawings with detailed locations of site improvements and produce the drawing package(s) ready for submittal to AHJs (Authorities Having Jurisdiction) review and approval of building permits.

Permitting

AHJ (Authorities Having Jurisdiction) review and comments for approval are reviewed and upon client approval the drawing package is updated.  CDS then updates the drawings to Revision Level 0 (zero) and produces Issue For Construction (IFC) plans.  Contractor bidding is usually based upon these plans.

Bids & Estimates

Project drawing files along with their design database are transmitted to consultants and contractors for independent estimates for quantity takeoffs and construction bids.  At this stage, we will assist the owner/client with Request for Information (RFI) inquiries.

Contractors and surveyors may also extract data for construction staking, and automated machine control equipment.

As-Builts / Record Drawings

Field Changes & Markups:

Memorialize your completed construction project drawings with contractor  field changes.  We take the markups and transpose them into the drawing package.

Lidar (3D Scanning):

3D laser point scans of the entire project is also known as Reality Capture.  The 3D point cloud generated is a snapshot in time and details of the areas can be accessed and data extracted at any time.
